Summary

The Superintendent is responsible for all field operations, including the coordination of subcontractors’ work. Responsible for all field activities associated with the project, including ultimate responsibility for implementation of Safety/Zero Harm program for the job site, supervision of all field construction work by subcontractors and self-performed work. Shares responsibility with the project manager for developing the project budget, actively participating in the preconstruction phase, and ensuring that the project is built on time, within budget, and according to company policies and procedures. Manages and mentors assistant superintendents and other field personnel.

  • Ability to read plans and specs.
  • Scheduling experience software application (prefer P6 experience).
  • Ability to plan and maintain site logistics plans.

Preferred Experience

  • Previous or current experience working in a commercial construction Superintendent role, highly desired.

Position Responsibilities:

  • Lead all projects and be professional, courteous, respectful and helpful to everyone at all times

  • Supervise the total construction effort to ensure each project is constructed in accordance with safety, quality, design, budget, and schedule

  • Initiate and maintain extra work estimating and issuance of change orders

  • Represent in project meetings and assist in labor negotiations/strategy meetings
  • Establish project objectives, policies, procedures, and performance standards within boundaries of corporate policy

Required Skills

  • Candidates must have the ability to manage all aspects of a project, including technical, safety, schedule, cost, and financial responsibility
  • Candidates must be proficient in Microsoft Office, Primavera, AutoCAD and Viewpoint software
  • Experience in the automotive sector is preferred
  • Excellent with problem solving and planning

 

Required Experience

  • 4 year engineering or construction management degree or equivalent combinations of technical training and/or related experience
  • 7+ years of structural steel experience in heavy industrial project management

Position Responsibilities:

  • Assist in the estimating process as directed, including attending pre-bids, quantity take-offs, sub-bid solicitations
  • Develop and update both a master and short interval schedule for distribution project control
  • Provide weekly submission of quantities installed to be used for productivity reporting
  • Complete document control procedures (Drawing Log) including issuance of relevant documents to sub trades
  • Compile and submit required submittal packages with shop drawings for approval followed by completion and update of the submittal log
  • Compile and track material status log
  • Compile and update project punch list or issues matrix
  • Review weekly productivity reports for potential areas of improvement with the Project Manager and Superintendent and suggest changes as needed
  • Assist with coordinating sub-bid solicitations and procuring resources such as suppliers, manpower, and equipment
  • Assist the Project Manager and Superintendent in daily coordination of subcontractors and suppliers
  • Ensure proper documentation for any additional work
  • Assist the Superintendent to ensure completion of “As Built” drawings
  • Assist the Project Manager and Superintendent in completing project closeout requirements
  • Maintain project file and shop drawing processing and assigned contract administration duties
  • Prepare submittal package compilation
  • Assist with financial management by writing and issuing change orders, approving material invoices, and tracking material, labor and equipment

 

Required Skills

  • Must be proficient in Microsoft Office and Primavera
  • Experience with BIM, GradeBeam, and Bluebeam is preferred
  • OSHA 30 hour certification preferred
  • Ability to communicate professionally in both verbal and written format
  • Ability to take direction, read and understand plans and specifications required
  • Strong analytic skills and attention to detail
  • Ability to follow through and meet deadlines
  • Knowledge of construction and scheduling techniques

 

Required Experience

  • A Bachelor’s degree in Civil Engineering or Construction Management is required
  • 2+ years of experience working in the construction industry

Summary

We are seeking a Project Manager to join our team in Charlotte The Project Manager is responsible for the overall direction, completion, and financial outcome of a construction project. In this position, the incumbent directs and supervises activities related to contract administration, change orders, submittals, procurement, project financial projections, and schedule requirements to ensure projects are completed in quality, profitable, adhering to our Safety/Zero Harm culture. 

Essential Functions

Project Financials

Creates and manages project’s budget and coordinates the Guaranteed Maximum Price (GMP) development.

  • Knows and understands the requirements of owner’s contract, including bonds, fees, notifications, schedules, reporting, and costs.
  • Develops and completes monthly Projected Final Cost Report (PFR) and Labor Cost Report (LCR) projections on time.

Preconstruction Coordination

  • Collaborates with Preconstruction to prepare, review, and monitor information and reports related to all costs involved in developing the project’s budget.
  • Takes ownership of process of determining the quantity of budget estimates/deliverables to client.
  • Manages the subcontracting process, which includes holding initial scope review meetings, finalizing agreed price, developing subcontract scope of work, managing the subcontract, final execution process and the implementation of Zero Harm in Preconstruction.
  • Develops plan, complies with, and reports on Minority Business Entity (MBE) requirements for the project, as required.
  • Develops Mission Alignment Plan with the client and administers it.

Project Scheduling

  • Collaborates with scheduling, superintendent, subcontractors, and suppliers to create a construction schedule and monthly updates and progress reports.
  • Develops an organizational and responsibilities matrix at the start of each project and determines the resources needed for the project (e.g., people, tools, equipment, materials, internal and external services). Partners with Loss Prevention Professionals assigned to the jobsite.
  • Reviews the contract documents with all project participants (e.g., customers, employees, subcontractors, suppliers, government regulators, utilities) to ensure work is completed on time and within budget.
  • Coordinates and delivers all requirements for subcontractors and suppliers to meet project schedules.

Project Administration, Operations, and Close-out

  • Responsible for project administration and daily operations. Prepares and maintains the project schedule, milestone dates, and close-out checklist. Reviews with project staff each quarter and assigns responsibilities, execution, and follow-up plans.
  • Establishes relationships and communication tools as needed with suppliers and other key people to verify all materials, supplies, tools, equipment, and personnel are obtained and/or delivered when necessary. Ensures that all understand performance standards and expectations.
  • Ensures that project site and company assets are secure and maintains a safe and respectful working environment at all times by implementing programs for safety and loss prevention, Equal Employment Opportunity (EEO), risk management, training, and quality control.

Promote Customer and Community Relations

  • Builds effective relationships with customers, design team, subcontractors, suppliers, and user groups that reflect and support company core values and meets or exceeds the customer’s expectations.

Minimum Requirements

  • BS in Construction Management, Engineering, or related field
  • 5 years of experience in project management
  • 3 years of direct supervisory experience 
  • Experience with project manager software (Procore, P6, , etc.)
  • Experience with cost projection, financial analysis, budget reviews, labor reports
  • Experience with JD Edwards or similar construction application(s)

Experience and Knowledge
